Signature Management aims to make a significant contribution to all projects managed by us. We have an integrated team approach to development to ensure that our projects fully address all layout and lifestyle parameters from the initial site possession stages through daily management of site.
Our comprehensive service portfolio include:
1. A budget for the operation of that Development (Operating Budget)
2. The Manager will conduct, manage and operate the Development as far as practicable within the budgets when approved by the Management Corporation or Joint Management Body.
3. Not to incur any expenditure in relation to the Development not authorized in the Operating Budget provided with consent from the Body.
4. Collection of Building Maintenance Fund (such as Service Charge & Others) of amounts due to the Management Corporation or Joint Management Body.
5. The Management Fund or Building Maintenance Fund shall be audited in accordance with statutory requirements at the Management Fund’s cost
6. Recommended to provide a monthly Receipt and Payment (Income & Expenditure) for
1. Review any existing service and maintenance arrangement of contracts.
2. Recommend to the Management Corporation or Joint Management Body all maintenance and service contracts and negotiate appropriate contract conditions.
3. Maintain and control of physical operation of the Development including common areas.
4. Attend to any necessary inspections or records required under applicable legislation where such services are not included in service or maintenance contracts.
5. Regularly inspect the Development and prepare written reports on the cleanliness and state of repair of the Development
6. Establish and supervise all necessary security and emergency contacts arrangements
7. Ensure all renovations or alterations are carried out in accordance with the conditions of House Rules
1. Establish a liaison with all occupants at appropriate levels.
2. Administer the House Rules to ensure compliance by all owners occupants.
3. Take action to safeguard the interest of the Management Corporation or Joint Management Body in association with any undesirable tenancies within the Development.
4. Facilitation of defect rectification with the developer
5. Advice on the formation of the Joint Management Body (JMB) and Management Corporation (MC) in accordance with the law.
6. Formation of the Property Management Team, including the recruitment and selection of the Operation Manager and operational staff.
We manage the full and comprehensive range of facilities as required by the properties under our care; these facilities include Security & ICT Controlled System, Wifi Internet Access Point, Community Access Web Portal, Water Filtration System, Periodic Preventive Maintenance, Sports & Children Area, Fitness & Sauna Room, Management Office, Lobby, Concierge & Lounge Area, Administration and Supervision of contracted services such as security, cleaning, landscaping, elevator, electrical, and pest control. As much as possible, these operations are integrated in either a technology-based system, or through a systematic operating procedure executed by our staff.
In the case of emergency affecting the Development, do anything which is reasonable, proper and necessary or desirable to remedy the emergency.

Signature Management had magically brought back a run down condominium alive and bring back prosperous living environment for the resident of Serina Bay Condominium. The condomium has been selected as "contoh" (model) by KPKT (Kementerian Perumahan dan Kerajaan Tempatan Malaysia), and COB (Commission of Building), being award as from the worst run down condominium finally to become the tip-top well managed condominium, from a deficit account to surplus maintenance charges bank account. A significant job has been done by the Committee Members and Signature Management's Team.
3 Years back ( on the Year 2016) , the founder of Signature Management, the late Mr Lim SB and the successor Mr Alvin Lim has been approached by the chairman The Chairman Ustaz Haji Yusof Bin Yaacob to assess on the building of Serina Bay Condo. After completed the assessment by our property manager team, we have gathered that the building has been mismanaged ex-property manager & ex-committees members. The mismanaged had caused the building to be run down, the deficit on maintenance fund account, plenty of debtors, including the lift contractor is suing the Management Corporation, the swimming pool was not properly maintain , causing it malfunction and unable to provide services, lift was breakdown frequently, CCTV system was unplugged, access card system was ruined down. The safety of the resident has been in the darkness. Endanger the life of the resident. Luckily, one of the brave resident namely Ustaz Haji Yusof Bin Yaacob took up his courage to become the new chairman and had made an excellent decision to appoint Signature Management to manage the building. The Signature's Team had took 3 years to bring Serina Bay Condo back alive. With the hard work of Committee members and Signature's Team, the facilities such as swimming pool has back to normal (filled with water again), lift was function properly (minimal downtime), minimize the floor water leakage, proper CCTV and access card was installed for the safety of the resident. Importantly, the maintenance fund account was having a surplus right now. Therefore, the Serina Bay Condominium has been selected as model "CONTOH" bangunan , "from the worst to become the "BEST" building in Northern Region and Malaysia, by KPKT & COB.

The Rise Collection II (Chelliah Park City)
JMB and management team request for an additional parking space for motorcycles granted.
Chief Minister Chow Kon Yeow, who visited the apartment during his ‘Jelajah ❤️ Penang’ programme this evening, said a total of 150 motorcycle parking lots have been added for the convenience of the residents. There are 1,048 units in all in this building. As a result, there weren't enough motorcycle parking spaces for the locals. Prior to this, the homeowners had to park their bicycles elsewhere, which occasionally had a tendency to impede traffic. Chow said that with the provision of additional parking lots, I believe it will help to ease their parking problems.
The additional motorcycle parking space, which has also been equipped with a roof, cost a total of RM46,000. Prior to this, the condominium only had 500 motorbike parking spaces, it is discovered. Hence, the Joint Management Body (JMB) sought an additional 150 lots. The proposal was supported by Komtar assemblyman Teh Lai Heng who then contributed a total of RM20,000 to the project. The balance of RM26,000 was borne by The Rise Collection II’s JMB. Meanwhile, Chow thanked the apartment’s JMB for the care and concern towards the residents and the management who taking good care of the building. This is not an easy task as it (apartment) is a high-density project.
